Old wiring is a fire risk and an EICR failure
Cables fitted before the 1970s (cloth-insulated, rubber, lead-sheathed, no earth) simply are not safe on a modern circuit. If you're buying a period property, extending, letting out or the EICR has come back with C1/C2 coding, a rewire is often the only proper answer. We phase the work, keep the house livable where possible, and hand over a fully certified installation.
When a rewire is the right answer
- Cloth-insulated or rubber cables anywhere in the loft, under floors or behind sockets
- Round-pin sockets or brown bakelite switches still in place
- No earth on lighting circuits (two-core only)
- Twin-and-earth in metal conduit from the 1960s–70s
- EICR with C1 or C2 faults across multiple circuits
- Property never rewired since original build pre-1990
- Planned extension, loft conversion or kitchen refit, ideal time to rewire
- Buying or letting, mortgage or agency flagging electrics
Survey, plan, phase, certify
- Free site survey. We walk every room, lift boards where allowed, look in the loft and under the stairs. We note what can stay, what has to go, and how we'll route new cables.
- Fixed written quote. Detailed quote within 48 hours. Broken down by circuit, consumer unit, accessories, making-good and certification. No vague lump-sums.
- Phased rewire plan. Occupied properties rewired a floor at a time where possible. We agree the schedule, dust-sheet living spaces and keep at least one working circuit on at all times.
- First fix & second fix. New cables routed, back boxes fitted, consumer unit replaced, then faceplates, fittings and final terminations.
- Making-good. Walls and ceilings repaired, chases filled, skirting eased back. Decorating is extra but we hand it back ready for paint.
- Full certification. Test every circuit, issue an Electrical Installation Certificate, notify building control under Part P. You get the paperwork before we leave.
